Commercial sewer and stormwater relining

Wellington Drain Reliners rehabilitates commercial drainage assets in place. Sewer and stormwater runs beneath car parks, buildings, access roads and trading floors are renewed internally, which keeps the site open and the tenants where they are.

The commercial
problem is rarely
the pipe

On a commercial site, the pipe is usually the cheapest part of the job.

The expensive parts are everything around it: traffic management, service locating, concrete cutting, tenant notification, lost car parks, closed access, contractors on site for a fortnight and a reinstatement bill at the end. A drainage repair that costs $12,000 in materials and labour can carry another $30,000 of consequence.

Trenchless rehabilitation removes most of that consequence. The work happens through manholes and inspection openings that are already there.

Our system installs seamless liner from one manhole to the next, up to 50 metres in a single set-up on pipe sizes up to 225mm, subject to site conditions, pipe alignment and access.

For a commercial network this is the useful capability. Long runs under a car park or between buildings get renewed as a continuous, jointless length with no surface opened at any point along it. No trench across the loading bay. No section of the site fenced off for a week.

What we repair

Infiltration and exfiltration, specifically

Two failure modes that matter more on commercial assets than domestic ones, and that asset owners are often being billed for without knowing it.

Infiltration is groundwater entering the pipe through defects. On a wastewater network that means you are paying to send clean groundwater to treatment. It also means the line runs closer to capacity than it should, so surcharge events happen sooner.

Exfiltration is the reverse: wastewater leaving the pipe into the surrounding ground. That is a contamination issue, a ground stability issue, and on a site with any environmental obligation, a compliance issue.

A cured liner is watertight along its full length and stops both.

Condition surveys and asset reporting

Before anything else, we survey. High-definition camera assessment of the run, every defect located and measured, pipe material and diameter recorded, with footage and a written report you can put in front of a board, a body corporate committee or a council asset team.

For asset owners the report has value on its own, whether or not any work follows. It tells you what you have, what condition it is in and how long it has, which is what a maintenance plan needs and what most sites do not have.

Asset renewal without capital replacement

For an asset owner, relining sits between doing nothing and replacing the network. It renews an existing asset for a fraction of the replacement cost and buys a 50-year durability expectation, which changes how the asset sits in a long-term maintenance plan.

The system is a New Zealand WaterMark solution, which is generally what a specifier, engineer or council asset manager will want confirmed before signing anything off.

We work around the site. After hours, weekends, staged by zone, whatever keeps the property running.

We hand over evidence. Post-installation footage for every section, which goes into the asset record.
